Neighborhood Spotlight:
North 13th Street


North 13th Street is undergoing major changes to become a more pedestrian-friendly corridor. New sycamore and crape myrtle trees have been planted along North 13th Street between Jackson and Hedding Streets, as part of SJRA's $1.5M contribution to beautify the area. Antique-style pedestrian-scaled lights were also installed to create a welcoming atmosphere. An additional $200,000 has been invested to construct new facades along the business corridor.

North 13th Street is anchored by Backesto Park, one of San Jose's oldest parks, where you can find walkers, tennis matches and Bocce ball players throughout the day.

Historically, the North 13th Street area was an Italian enclave before becoming home to a number of light-industrial businesses. Its neighbor to the west is Japantown, one of three remaining Japantown's in the country, and a burgeoning residential neighborhood. Traffic counts on North 13th Street are as high as 36,030 cars a day with easy access to HWY 101.

With the many positive changes taking place along N. 13th Street, the area is quickly becoming an attractive and inviting place for new retail. Recent additions include Cafe Aragon and Taqueria Lorena, pictured below.

The expansion includes
The Alameda, Alum Rock Avenue, Japantown, West San Carlos Street, Winchester Boulevard, East Santa Clara Street, Story Road, William & 10th Streets, North 13th Street and Blossom Hill Road & Almaden Expressway.

The Retail Strategy ensures a comprehensive approach to leasing, in which new tenants receive facilitation from site introduction through store opening. Deal Makers - Closing the Deal!
CONGRATULATIONS to those who have "closed the deal" in the Neighborhoods!

Property owners Dennis and Susan Camarlinghi closed the deal with Quizno's Sub (compliments to Marilyn Hansen of Grubb & Ellis) and Nail Salon at Ferraro Plaza located at 1401 W. San Carlos Street.

Jon Stansbury of Terranomics hit a triple with the sale of Winchester Pavilion, and two inked leases with Lollicup Cafe and Dollar Store at the site.

Doug Ferrari and Dixie Divine of Meacham-Oppenheimer were instrumental in the sale of 745 Winchester Boulevard, formerly Florentine's Restaurant.

Property owner Daniel Vidrio inked a lease with Cafe Aragon at 856 N. 13th Street.
